Local SEO for HVAC Companies: What Actually Moves the Map Pack

Updated October 2026 • 6 min read

The short answer: HVAC companies win the Map Pack by fully optimizing their Google Business Profile, earning steady reviews, keeping their name, address, and phone consistent, and building service and city pages that match real searches. Then they answer every lead fast.

Why HVAC search is different

When a furnace dies in January or an AC quits in July, nobody browses. They search, scan the top three results, and call.

That means:

  • Emergency intent is high. People want someone who can show up today.
  • Trust decides fast. Reviews and a real phone number matter more than a fancy site.
  • The Map Pack gets the first look. The three listings near the top often get the first calls.

If you are not in that pack, you are fighting for what is left.

For the full framework, see our Local SEO for Service Businesses guide. This article covers what is specific to HVAC.

How the Map Pack decides (in plain English)

Google says local results rely mainly on three things:

  1. Relevance: how well your listing matches the search.
  2. Distance: how close you are to the searcher.
  3. Prominence: how well-known and trusted you are.

You cannot move closer to a customer. You can work on the other two. Everything below does that.

1. Choose the right categories

This is the single most overlooked setting.

  • Primary category: usually "HVAC contractor" or "Air conditioning contractor." Pick the one that matches the bulk of your revenue.
  • Secondary categories: add only what you really do, such as heating contractor, air conditioning repair service, or duct cleaning service.

Look at the top three competitors in your market and see which categories they use. Do not copy blindly, but learn from it.

2. List services the way customers search

Fill out the services section completely. Be specific.

  • AC repair
  • AC installation and replacement
  • Furnace repair
  • Heat pump installation
  • Duct cleaning and sealing
  • Maintenance plans
  • Emergency or same-day service (only if you truly offer it)

Add a one- or two-sentence description for each. Use the words customers use, not trade jargon.

3. Reviews: your biggest lever

In HVAC, reviews are often the deciding factor between you and the next company.

  • Ask after every completed job, within 24 hours.
  • Send a direct link by text.
  • Have the tech mention it on-site.
  • Reply to every review by name and job type.
  • Encourage customers to describe the service ("replaced our AC unit") naturally. Never script the review text.

4. Build pages that match real searches

Your site should have:

  • One page per core service (AC repair, furnace repair, installation, maintenance).
  • One page per major city or area you serve, with real local detail: neighborhoods, common system types, local permit or utility notes, photos from jobs there.
  • A strong homepage that makes your phone number and service area obvious.

Each page needs a clear call to action, a clickable phone number, and proof: reviews, project photos, certifications, and licenses.

Skip the city-page trap: 30 identical pages with only the town name changed. Write fewer pages and make them useful.

5. Keep your NAP consistent

Your business name, address, and phone must match across your profile, website, and directories. Even small differences, such as "Heating & Air" versus "Heating and Air," can create confusion.

6. Use real photos and seasonal posts

HVAC demand is seasonal. Use it.

  • Post before peak seasons: tune-up reminders in spring and fall.
  • Upload photos of real installs, trucks, and technicians.
  • Share maintenance plan details.

Real photos beat stock images every time, for customers and for credibility.

7. Win on speed after the click

Ranking gets the lead to your phone. It does not close the job. A homeowner with no heat will call the next company if you do not pick up.

  • Answer calls or return missed calls fast.
  • Set an auto-text for missed calls and web forms.
  • Track which source each lead came from.

Our AI Lead Follow-Up Playbook covers this in detail.

8. Track what matters

  • Calls from your Google Business Profile
  • Direction requests
  • Form submissions
  • Map Pack position for your top 5 searches
  • Booked jobs by source

Rankings are a means. Booked jobs are the point.

Frequently Asked Questions

What is the best local SEO strategy for HVAC companies?

Start with a fully optimized Google Business Profile, then build steady reviews, consistent business info, and dedicated service and city pages. Fast follow-up on calls and leads protects the traffic you earn.

How do HVAC companies rank in the Google Map Pack?

Google weighs relevance, distance, and prominence. You influence relevance with categories and services, and prominence with reviews, links, and a strong website. You cannot change distance.

Should an HVAC company have separate pages for AC repair and heating repair?

Yes. One page per core service lets you match what people actually search for and gives Google a clear signal of what you do.

How many reviews does an HVAC company need?

There is no set number. Compare yourself with the top three Map Pack results in your area and aim to match their count, recency, and rating over time.

Do I need SEO if I already run Google Ads?

Ads stop when the budget stops. Local SEO builds visibility that continues. Many HVAC companies use both, but SEO tends to lower your cost per lead over time.

Ready to show up when the AC dies?

Let's look at your profile and your market and build a plan that fits. No contract, no jargon.
